A large share of what gets called a glass problem is really a hardware problem. Sliding doors that need a shoulder to move are running on collapsed rollers. Windows that will not lock have dropped sashes or worn cams. Doors that whistle in a southerly have perished weather seals. None of that needs new glass, and replacing the glass will not fix any of it. How we approach window & door repairs
Sliding door rollers and tracks
The single most common repair we do. Rollers wear out, and once they do the door drags on the track and starts chewing the aluminium. Caught early it is a roller swap. Left too long the track is destroyed and needs re-capping with a stainless insert, which costs more. If your door needs both hands, call before that happens.
Windows and doors that will not lock
Usually a dropped sash, a worn cam or a lock body that has failed rather than anything sinister. It is a genuine security issue and it is nearly always a straightforward, inexpensive repair — far cheaper than the replacement window some people are quoted for it.
Awning window winders and stays
Chain winders seize and stays corrode, particularly on windows that get little use. We replace both with matched hardware rather than a generic substitute that fouls the frame or will not hold the sash at the right opening.
Draughts and weather seals
Perished seals let in wind, dust and noise, and they are one of the cheapest efficiency improvements available on an existing window. Replacing the seals and brush strips on a whole house is a fraction of the cost of double glazing and makes a noticeable difference on a windy Pakenham night.
Doors that bind or scrape
Binding is usually the frame moving with the slab or the reactive clay soils common through the corridor, not the door failing. We adjust, pack and re-hang rather than reaching for a replacement, and tell you if the movement is significant enough to warrant a builder's opinion.
Repair before replacement
We would rather fit a fifteen-dollar part than sell a new door. If the frame is sound, repair is almost always the right answer, and we will say so even though the replacement is the bigger job.
