Dandenong is the closest of the outer jobs to our Pakenham base and the most mixed — older weatherboard and brick housing, a large industrial belt, and a busy retail centre. That mix means both domestic re-glazing and commercial shopfront work, and the commercial side is usually urgent: a board-up the same day so the business can keep trading, then a proper replacement in safety glass once the pane is made.

Carrum Downs is largely 1990s and 2000s estate housing with a light industrial area on its northern edge. The homes are consistent — aluminium sliding windows and doors throughout, frameless or semi-frameless showers in the newer builds — which makes the work predictable: a cracked pane in a slider, a shower screen replacement, or door hardware that has worn out. The sandy ground out here is hard on sliding door tracks, and grit in the track is the usual reason rollers fail early.

Skye is almost entirely recent estate housing, built in the last twenty-five years to a consistent pattern: large aluminium sliding and stacker doors, frameless showers, and in many cases glass pool fencing. The work reflects that — a cracked stacker panel, a shower screen upgrade, or a pool barrier that needs to pass inspection. Because the housing is newer, most replacement glass here is toughened and made to measure rather than cut from stock.

Langwarrin is spread out on large treed blocks with housing from the 1980s through to recent estates. Bathroom renovations drive a lot of the work — shower screens and mirrors made to measure — while the older homes on the bigger blocks bring ordinary window replacement, often in original aluminium joinery. The tree cover means storm damage is a seasonal pattern here in a way it is not in the tighter estates nearer the highway.

Frankston covers a wide range of housing — interwar and post-war homes near the bay, large post-war estates inland, and a busy commercial centre. That gives both domestic re-glazing and shopfront work. Near the foreshore, salt is hard on frames and fixings, and older aluminium joinery there often has corrosion at the corners that is worth looking at while the glass is out.

Mount Eliza is large homes on treed, often steeply sloping blocks, many of them oriented to take in the bay. That means big fixed panes and full-height glazing in living areas, glass balustrades on decks built out over the fall of the land, and exposure to both salt and weather off the water. Replacements here are almost always toughened, frequently oversized, and usually an access job as much as a glazing one.

Chelsea Heights is low-lying bayside housing, mostly post-war through to 1990s, on flat sandy ground close to the water. Salt-laden air is the defining factor: aluminium frames corrode at the fixings and sliding door tracks fill with sand, so hardware fails earlier here than inland. Most jobs are a broken or fogged pane in original aluminium joinery, often alongside a door that has stopped running properly.

Patterson Lakes is built around the canals, and a great many homes here front the water with large glazed living areas and balconies to match. Big fixed panes, sliding stacks and glass balustrades are the norm, and everything is exposed to salt air from two directions. Sealed units from the 1990s are now reaching the age where they fog, which is a unit replacement rather than a new window, and considerably cheaper if it is diagnosed correctly.
